What's the area like?

District 12 is a large area at the far north of the city, above Gò Vấp and Tân Bình. With industrial parks (Tân Thới Hiệp, Hiệp Thành), Quang Trung Software City (QTSC) and several university campuses, many factory workers, IT staff and students live here. Housing and rent are cheaper than in the center.

New ward names: from 1 July 2025 districts (quận) were abolished, and the wards of old District 12 were merged into 5 phường.

Old names still work: in daily life people still say Quận 12 (District 12), and most Grab drivers know the old names.
Main streets: Quốc lộ 1A (ring highway, lots of trucks), Trường Chinh (old Quốc lộ 22, toward Tân Bình and the airport), Tô Ký, Nguyễn Ảnh Thủ, Lê Văn Khương, Hà Huy Giáp, Nguyễn Văn Quá, Lê Thị Riêng
Terrain: the west is higher ground and densely built. The east, toward the Saigon River, is low-lying with garden houses and eco-tourism spots.

Local tips & warnings

Sources say parts of Nguyễn Văn Quá (Trường Chinh–Tô Ký stretch), Phan Văn Hớn and Quốc lộ 1A often flood in heavy rain (2022 data). If you're house hunting near these roads, visit once on a rainy day.
Highway 1A has lots of container trucks. On a motorbike, stay in the right lane and keep out of trucks' blind spots.
Sources say the An Sương intersection and bus station area has security issues. Watch your phone and bag at night.
When renting, check both the old and new ward names. Contracts and temporary residence registration use the new phường name.
Emergency numbers: ambulance 115 · police 113. The nearest big hospital is Trung Mỹ Tây Hospital (formerly District 12 Hospital, 111 Dương Thị Mười).

A roughly 43-hectare IT park, full of companies but also known for walks and photos thanks to its wide, tree-lined roads.

It's a business park, so entry rules may apply (needs checking).

Khánh An Monastery (Tu viện Khánh An)

Temple · Monastery · An Phú Đông (Quốc lộ 1A side)

A roughly 6,000㎡ Mahayana Buddhist monastery whose Japanese-looking architecture draws photographers; free entry.

Addresses differ between sources (3D Quốc lộ 1A / 1055/3D Võ Thị Thừa). Search by name on the map. One source says 05:00–21:00.

Bến Xưa Tourist Area (Khu du lịch Bến Xưa)

Riverside eco-tourism spot · Restaurant · An Phú Đông (old Thạnh Lộc)

A Southern-countryside-style spot on the Vàm Thuật river with wooden houses, ponds and restaurants, popular for family outings.

One source says 07:00–21:00 and about 328,000 VND entry, but this needs checking.

Formerly Bệnh viện Quận 12 , renamed after the 2025 administrative reform. Emergency 24 hours; outpatients weekdays 07:00–11:30, 13:00–16:30.

The hotline only answers during office hours. No outpatient service at weekends. Drivers still understand the old name 'Bệnh viện Quận 12'.

Getting around

Highway 1A · Trường Chinh (Quốc lộ 1A · Trường Chinh)

Main road · All of District 12

Quốc lộ 1A is the ring highway crossing District 12, leading toward Bình Dương and Đồng Nai. Trường Chinh (old Quốc lộ 22) is the main road toward Tân Bình and the airport.

Highway 1A has lots of heavy trucks, so take extra care on a motorbike.

From District 12 you usually go via Trường Chinh or Cộng Hòa. As of Feb 2026, domestic flights: Vietjet = T1, Vietnam Airlines etc. = T3; international = T2. See the Tân Bình guide for details.

It takes longer than you'd think at rush hour. Leave plenty of time before your flight.
