3-2. Housing ② Viewing a Home — What to Ask
Đi xem nhà
🎯 Goal Ask about and check management fees, electricity rates, water pressure, noise and more in Vietnamese while viewing a home · about 40 min
Monthly costs matter more than looks
When viewing a home, checking the monthly costs and things that might break matters more than the interior.
- phí quản lý — management fee (for apartments, based on floor area)
- giá điện — electricity rate. Always ask whether it's the giá nhà nước (state rate, as on the EVN bill) or a giá riêng (a rate set by the landlord).
- tiền nước — water bill. Charged per person (theo người) or by usage (theo khối, m³).
- máy lạnh, máy nước nóng, áp lực nước — air conditioner, water heater, water pressure: turn them on and test them yourself.

Real conversation — Touring a home with the agent and landlord
Saturday morning: Minsu views a home with the agent Thảo and the landlord, Uncle Bình. Uncle Bình is much older, so he calls Minsu cháu (like a nephew), and Minsu calls him chú (uncle).
| Thảo | Dạ, đây là phòng khách. Căn này có đầy đủ nội thất luôn anh. | This is the living room. It comes fully furnished. |
| Minsu | Đẹp quá. Máy lạnh có chạy tốt không em? | It's nice. Does the air conditioner work well? |
| Thảo | Dạ, mới vệ sinh tháng trước. | Yes, it was cleaned last month. |
| Minsu | Phí quản lý bao nhiêu một tháng vậy chú? | How much is the management fee per month? |
| Uncle Bình | Khoảng một triệu hai, cháu trả riêng nha. | About one point two million, paid separately. |
| Minsu | Dạ. Còn điện thì tính giá nhà nước hay giá riêng chú? | And is electricity at the state rate or your own rate? |
| Uncle Bình | Giá nhà nước. Cháu trả theo hóa đơn điện lực mỗi tháng. | State rate. You pay by the power company's bill each month. |
| Minsu | Dạ, cháu mở vòi nước thử được không chú? | May I try the tap? |
| Uncle Bình | Được, cháu cứ thử đi. | Sure, go ahead. |
| Minsu | Nước mạnh ghê. Buổi tối ở đây có ồn không? | Great water pressure. Is it noisy here at night? |
| Thảo | Dạ yên tĩnh lắm anh, có bảo vệ cả ngày lẫn đêm. | It's very quiet, and there's security day and night. |
| Minsu | Dạ, cháu thích căn này. Cháu suy nghĩ rồi trả lời chú trong ngày mai nha. | I like this place. I'll think it over and reply by tomorrow. |
| Uncle Bình | Ừ, được cháu. | Okay, sure. |
Viewing checklist tips
- Visit once in the day and once at night to get a feel for noise, lighting and the neighborhood. Building sites, karaoke places and main roads can be loud at night.
- Video every room on your phone. Recording scratches and stains in advance helps avoid deposit disputes when you move out.
- Test the air conditioner, water heater, washing machine, toilet flush, water pressure, window locks and internet speed yourself.
- Get the landlord to agree to fix anything broken before you move in, and keep it in writing in the contract or a Zalo message.
Watch the electricity rate
- The state electricity rate (EVN) rises in 6 tiers with usage. As of late 2025, the most expensive tier is about 3,460 VND per kWh.
- When the tenant doesn't have their own contract with the power company, the landlord must not charge more than the power company's bill. Media reported that a new 2026 decree sharply raised the fines for violations.
- Even so, some landlords charge 3,500–5,000 VND per kWh. Before signing, check that they charge the 'giá nhà nước' and put it in the contract.
- If you use the air conditioner a lot, electricity can come to more than 10% of the rent. Ask to see last month's electricity bill. (Cho em xem hóa đơn điện tháng trước được không?)
