3-6. Apartment Life — Management Office, Security and Neighbors
Sống ở chung cư
🎯 Goal Sort out access cards, parking, deliveries and noise problems at the management office and the security desk · about 35 min
People you'll meet in an apartment building
Apartments (chung cư, căn hộ) in District 2 have these:
- Ban quản lý (BQL) — the management office. Handles access cards, parking registration, management fees and complaints.
- Bảo vệ — security guards. They watch the gate, parking and lobby, and sometimes hold deliveries for you.
- Lễ tân — the lobby reception desk. Found in upscale buildings; handles deliveries and visitors.
When you move in you get an access card (thẻ từ), and if you have a motorbike or car you do vehicle registration (đăng ký xe). In many buildings, only registered residents can use the pool and gym.

Apartment living tips
- Most buildings have a residents' Zalo group. Water and power cuts and pest-spraying notices are posted there, so ask the management office to add you: 'Cho em vô nhóm Zalo cư dân với'.
- A floor is tầng, or lầu in the South. In the South, lầu 1 is often the floor above the ground floor (the ground floor is trệt), so be careful.
- Many residents give security guards and cleaners a small envelope (lì xì) or a gift before Tết. It's not required.
- Each building has set places (a trash room on each floor, the basement, etc.) and times for taking out trash. Ask when you first move in.
Watch out
- If you lose your access card, report it right away — someone else could use it. Replacement fees vary by building.
- If you leave deliveries with security, the building may not take responsibility if they go missing. Receive expensive items yourself.
- For noise problems, it's better to go through the management office than to confront people directly. Face matters a lot in Vietnam, and a direct argument can sour the relationship.
- Waste sorting: the law is moving toward three categories — recyclable / food waste / other — and making it mandatory across Ho Chi Minh City is scheduled for 2027. Follow your building's rules first.
- Breaking pool or gym rules (swim caps, opening hours, bringing guests) can get your access suspended.
