4-5. Negotiating — Rent, Deposit and Renewal with Your Landlord

'How about this?' works better than 'Give me a discount'
In Lesson 3-3 you learned to read the terms of a first contract. Now practice the back-and-forth with your landlord when you renew the contract (ký lại hợp đồng) after about a year, and when you move out.
- Reason + proposal — give your reason first, like 'Vì em ở lâu, trả tiền đúng hạn nên…' (Since I've stayed a long time and always paid on time…), then make your request.
- Set conditions — 'Nếu chị … thì em …' (If you …, then I'll …). To get a concession, offer something too: a longer contract, paying in advance, a quick decision.
- Be specific with numbers — '15.5 million VND and I'll sign right away' is easier to discuss than 'Please lower it a bit'.
- Agreements in writing — keep what you agreed verbally in a Zalo message or a contract annex (phụ lục hợp đồng).

Real conversation ① — Renewal and a rent increase
A month before the contract ends, the landlord, Thủy, drops by Minsu's place. The current rent is 15 million VND. Thủy is older than Minsu, so he calls her chị.

Real conversation ② — Moving out and getting the deposit back
Her contract is over, and Jieun, who is moving out, talks to her landlord, Uncle Quang, about the deposit. Uncle Quang is much older, so Jieun calls him chú (uncle) and herself cháu.

How to talk for a successful negotiation
- Empathize first, then ask — starting with 'Em hiểu ạ, nhưng…' (I understand, but…) keeps it gentle. A loud or angry tone makes negotiating harder.
- Raise it early — contacting the landlord a month or two before the contract ends, not right before, gives you both time to think.
- Know the market — check prices for listings in the same building or neighborhood on property apps or with agents; it makes your case more convincing.
- What you can offer — try offering a long-term contract (ký dài hạn), paying in advance (trả trước), a quick decision, or doing small repairs yourself.
- You don't have to decide on the spot — 'Em suy nghĩ thêm rồi trả lời chị sau nha.' (Let me think about it and get back to you.)
Always put agreements in writing
- Write the new rent, length and who pays for repairs into a new contract or a contract annex (phụ lục hợp đồng), and have both of you sign it. People can remember verbal promises differently later.
- Send a Zalo message summarizing what you agreed and get the landlord's 'yes, that's right' reply — that becomes a record.
- Set the deposit refund by a date, not 'soon'. If anything is deducted, get the items and amounts in writing.
- Don't 'use the deposit as the last month's rent' unless you've agreed it with the landlord in advance and in writing. This often leads to disputes.
- Do the move-out inspection (bàn giao) together with the landlord, and take photos and videos of the home's condition again that day.
